Ayala Land, Inc. had signed lease agreements with Makro Philippines to open four large-format wholesale stores across its prime mixed-use estates in Luzon, expanding its strategic partnership with Thai retail conglomerate CP Axtra.
The new outlets were set to be located at Cloverleaf in Quezon City, Arca South in Taguig City, Broadfield in Biñan, Laguna, and Evo City in Kawit, Cavite. ALI said the developments would place the wholesale brand at the center of fast-growing residential and commercial markets across Metro Manila and Southern Luzon. Makro Philippines operates as a joint venture between Ayala Corporation and CP Axtra. Under the lease structure, Ayala Land retains ownership of the properties at Cloverleaf, Broadfield, and Evo City while Makro constructs and operates the stores. In Taguig, Makro will anchor retail space directly within Ayala Malls Arca South.
The locations will supply fresh produce, dry goods, imported items, and non-food essentials to both household shoppers and local business owners through physical stores and an integrated e-commerce platform, the company said. “Bringing a wholesale format like Makro to these locations creates value beyond the retail customer,” said Christopher Maglanoc, Ayala Land regional estates head. “It also gives families and businesses within and around these estates access to a wider selection of products and a convenient large-format shopping experience,” Maglanoc added.
The arrangement would establish high-traffic commercial anchors across Ayala Land’s maturing master-planned destinations while strengthening the real estate firm’s recurring lease income.
